Contact information (name, email address, phone number, mailing address) submitted through our contact form or information request forms
Rental application information, including employment history, income information, rental history, and references
Social Security number and date of birth, collected for the purpose of tenant screening
Payment and billing information provided by current tenants

3. Tenant Screening and Background Checks

If you submit a rental application through our website, we work with third-party tenant screening services to conduct credit checks, background checks, and rental history verification. Information you provide on your application, including your Social Security number, will be shared with these screening providers solely for the purpose of evaluating your application. These third parties are subject to their own privacy practices, and we encourage you to review them.

4. Cookies and Tracking Technologies

Our website uses cookies and similar tracking technologies, including tools such as Google Analytics, to understand how visitors use our site and to improve our services. These tools may collect information such as pages viewed, time on site, and general location.

5. SMS Opt-In and Text Messaging

We offer two separate SMS consent options on our contact, application, and tenant forms. Checking a box means you agree only to the type of messaging described for that box:

Non-Marketing (Transactional) Messages: Text messages related to your inquiry, application, or tenancy, such as appointment confirmations, maintenance updates, payment reminders, and lease notices.
Marketing Messages: Text messages about available properties, promotions, or other offers from Shivers Property Management.

These are independent opt-ins. You may consent to one, both, or neither, and opting into one does not automatically opt you into the other.

Message frequency is low for both types of messaging. You will typically receive only a small number of messages, not recurring or bulk messaging.

You may opt out of either program at any time by replying STOP to any message. Message and data rates may apply.

No Sharing of SMS Opt-In Data: We do not sell, share, or disclose your mobile phone number or SMS consent to any third party for marketing or promotional purposes. We may share this information with the messaging platform or service provider we use to deliver SMS messages, solely for that purpose and under confidentiality obligations. It will never be shared for marketing, advertising, or any purpose unrelated to delivering your messages.

6. How We Share Your Information

We do NOT sell your personal information, and we never will. We may share information with:

Third-party tenant screening and background check providers
Service providers who assist with website hosting, payment processing, or communications
Legal or regulatory authorities, when required by law
A successor entity in the event of a merger, sale, or transfer of business assets

SMS opt-in data (mobile phone numbers and consent) is handled separately and more strictly, as described in Section 5 above; it is never shared for marketing purposes, and is only ever disclosed to the platform we use to deliver text messages.

7. Data Security

We use reasonable administrative, technical, and physical safeguards to protect the information we collect. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.

8. Data Retention

We retain personal information for as long as necessary to fulfill the purposes described in this policy, including to comply with legal, accounting, or reporting requirements, such as those related to tenant applications and lease records.

9. Your Choices and Rights

Shivers Property Management operates in Mississippi, and this policy is governed by Mississippi law. You may contact us at any time to request access to, correction of, or deletion of your personal information, using the information in Section 11.

10. Children's Privacy

Our website and services are not directed to individuals under the age of 18. We do not knowingly collect personal information from children.

We may update this Privacy Policy from time to time. Any changes will be posted on this page with a revised effective date. Your continued use of our website after changes are posted constitutes acceptance of the updated policy.
